I've had terrible experiences over the past several years with both Keller Williams (non-responsive, charges all sorts of extra add-on fees) and Monument Management (a horrible company that was increasingly late forwarding rent payments, had huge personnel turnover, terrible communications, and probably worst of all, they doubled and tripled actual cost of repairs!).

@Justin Koopmans I dont think you need any of those add ons.

Troy,I would add one thing to the discussion, there may be an insurance component to your decision.

$33K of value on that size purchase is not far different than the $100K value add on my purchase ($390K purchase + $60K cost of value add = $450K total).I am the contrarian but I like the financials because of the $33K value add. 

As an add-on to my original post, the investor from BP that mentioned these types of scenario's said that his deals tend to be in smaller metropolitan area's on the outskirts of major metropolitan areas.

The plan is to add one ADU and one JADU.

After its under contract add on your assignment fee and market it as much as possible.

Add on top of that COVID, trying to get a properly/sufficiently written payoff statement AND have it notorized was a pain.
