In my experience, folks who say things like this are:1)Guru snake oil salesman touting huge fantasy profits with zero risk trying to lure the next sucker into their scheme, or2)Are so full of themselves and enamored with their own investment greatness that they have bought into their own hype and actually believe that what they are doing has no market risk and can't lose, or3)Both 1 & 2 above.If I can alert newbies out there that anyone claiming to be immune from market forces and can't lose money is not to be trusted, admired, emulated, or even taken very seriously, then I have added HUGE value to this forum.

Secondly, this isn't a get rich quick scheme. 

Also the other rentals in the area mostly have modern paint schemes. 

Also, in the grand scheme of the overall business it is not a huge burden and might even have some tangible benefits to the landlord in terms of greater tenant selection.

Buy and hold is a get rich slow scheme and I've hit spots where I couldn't buy my next deal because my cash was spent on the last deal.

It's much more affordable for the owner to have an empty apartment for a few months than to have a an apartment filled by a tenant who decides they don't like the paint scheme so they stop paying rent.  

If I had let the PM deposit the check it would have been another scheme next month.

Hey all,I know the countertops question has been asked quite a bit, but wanted to get some answers from people who have installed butcher block (Ikea specifically) in their rentals and how they have held up.My kitchen will have terracotta tiles, so I'm thinking white cabinets with a light, neutral colour for the walls.

I completely agree with Sue K. in finding out what amenities your tenant pool cares about mostly.In my market most landlords go with the one tone paint scheme versus we go the extra mile & do the two tone.

Having said that credit checks cost $15.86 CAD through the agency that I use so these costs are not onerous in the larger scheme of things.
