I appreciate the opportunity to bounce this off other real estate professionals and their experiences to validate my analysis. 

I was homeless for 8 months, bouncing from couch to couch.

There are many many tenants who bounce from property to property, They know the system, they know how long it takes to get an eviction judgment, and they pay as little as possible to inexperienced landlords, so that they can stretch things out as long as possible.

Luckily we were able to eventually bounce back. 

Hi Guys, I am also from Miami and looking for like minded real estate investors to bounce ideas off of. 

This has led to bouncing from bouncing strategy to strategy in my mind only .

However, if the remaining tenant defaults, even though one bounced, you can go after both.As a landlord I would never let somebody off the lease just because the couple broke up.  

I think it's more work than you're expecting and I think you're woefully unprepared.At the same time, you're young and can bounce back.

I also know I’m bound to make a lot of mistakes. im looking for someone with long term rental experience in the area who can give me advice and I can bounce ideas off.

For my area, during the last (2007-2012) recession in Massachusetts, we got hit hard at first but bounced back quickly.
