It is definitely a relationship where abuse can take place under the guise of "maintenance" and I suppose only time will create a level of trust.I would be very open to hearing any other tips or things you would want from your PM co's so I can apply them in my new venture!

The repair charge for service calls from tenants is a bit high but they don't abuse it.

I am also well versed in landlord tenant law to the point that I have corrected real estate attorneys on a few occasions.The problem is that I am in the legally flawed state of Massachusetts which lacks a rent escrow law and has a sanitary code that is easy for a "professional" tenant to abuse legally.

Tenants will abuse them and you'll get called to remove the beans they tried to grind and you'll have to clean up a nasty mess.Honestly, you won't need many tools for basic maintenance.
