I would recommend replacement cost as all claims are depreciated with cash value policies. ex. 20 year roof needs replace at 15 years, you would only get 25% of the cost.

This can wind up costing you more in the long run compared with picking a higher quality general contract at the start of the job, even if they might cost a bit more up front.

I was just visiting a buddy who is a builder in Costa Rica and the minimum they can build for there is $150/ft2 (more like 300-500 for what most expats want), and thats with labor at $6/hr.

I'd suggest requesting a reduced (1-3 yr Prepay) which will cost a higher rate, but it'll likely be short term given the anticipated market trend that it would be worth it in the long run.Feel free to shoot me a DM if you want to discuss options

CFPs that work for large banking institutions are nearly never "fee-only" which is what you want.It can be hard to find a good CFP that is a fit for you but it is definitely worth the search and cost as they will likey save you tens if not hundreds of thousands of dollars over your investing career by helping you implement the correct financial planning.I've mentioned it often on the BP Money Podcast but I would definitely suggest using the XY Planning Network in your search.

We did not title in LLC because that would have required us to buy a true commercial insurance policy for the vehicle, which cost a lot more.
