It's not like the energy sector in Houston or natural resources as much as it's about a cool city.

Depending on your experience you could look into:Finance sector - residential and commercial loans, hard money, etc. 

Huge job growth with extremely stable economy (government and university largest employers) with medical sector about to explode here and of course tech is booming as well.  11th largest city in the nation and predicted to double in size within 20 years.

I adjacent properties that can be developed into 50+/- parking spaces.Pittsburgh is experiencing rapid economic growth and one of the drivers for this trend is growth in the technology sector creating increased demand for incubator and co-working space.

I am most likely going to be moving into the multi family sector with a concentration in value add opportunities until I can move to 100+ unit complexes and retire early from my day job.

I would strongly suggest hiring an attorney and a real estate agent who know that sector well.

As for the sectors of REI I would like to get involved in, it varies a bit and I haven’t learned enough to go into specifics.
