If you are a DIY person 20k might stretch a bit for updates and renos. 

Another area to check out would be palm coast however it still may be a stretch for your budget and I know your goal is to be closer to Disney.

Leveraging- Stretch your $500K for down payments and use other people's money, i.e. the bank.  

@Tyler Turner you might be stretching yourself too thin here.

If this guy has a ton of money, then putting a small amount into a few syndications is ok, but if it by any means stretches him, then doing so at this time in his life is not a good thing.

I am currently in a position where I do not have mountains of capital to spend on buying a house, so, I am hoping to use the BRRRR method to stretch what money I do have as much as possible.

The market however right now is on fire all around the country so 10-50k off may be a bit of stretch unless you're talking about +/- 5% of the purchase price. 

(bias in favor of the race in your neighborhood) You may think these are stretches but all the existing non-discrimination rules started this way.     

@Rene Owczarski city center is surrounded by a stretch of single family homes.

They may stretch you $140k but there are opportunities here and there closer to Rural Street.
