Then once I have my team in place and my system more streamlined that's when I'll start utilizing lenders and leverage so I can begin to scale.

I keep cash reserves, Stock, and crypto in case of Bank failures as we had in 2008 I never leverage more than I can afford to pay without rents for a year.

In my case because the first is FHA, one question that I'll have will be if they can Streamline FHA Refinance.

Also, on a FHA streamline refi, is an appraisal now required?

I would love to hear what goals people are setting for 2014.Personally, I am going to--hire an assistant to help with my wholesaling and tenant placement business-do a 1031 exchange with a property that a biz partner and I acquired this year through a wholesale deal-streamline more of my rental business so that it requires less of me!

We did qualify for a HARP and a FHA Streamline on 2 of them, going with the original lender, so those worked well.    

I am ramping up marketing, I am streamlining my processes, and am looking to expansion once I have all of my processes in place. 2015 is going to be amazing!!!
