I told her that we would have to modify the terms of the 2nd if I was to help her.

We rarely raise rent, but we do find the need to modify other terms of our rental agreement from time to time.

I don't think you need to give the address, but the area it is in and the year the house was modified.  

Most of the time I toss them, but if they are good I create a template to modify and use myself, but honestly have stayed away from mailers at this time, so I can't say anything either way on their effectiveness. 

However, in my market I use a slightly modified method of when I am looking at an area on the "First Pass". 

Some leases will be modified as you move into multi-tenant flex product where the tenant may share some services with other tenants, resulting in more oversight by ownership/management with a greater level of services covered by the tenant's rent.

An attorney or surveyor can modify the land description using the existing legal description.

Of course, the expectation is that you can renew the loan, maybe even increase the loan amount or modify the terms some how.
