I need to bring in around 12 homes and will have about 12 park owned homes to convert to tenant owned homes so fun times ahead (little action, adventure, some comedy and maybe a sprinkle of love and a dusting of drama).

If you do that though I would expect your potential renter to fall into some drama that day and find a less than desirable apartment in front of them.

Other times you will get family members who are misinformed on the value of the house (eg they live in an expensive market themselves, see the deceased's 4/2 1500 sq ft house in middle-of-nowhere Nebraska and think it should be worth what it would fetch in their own market) which then creates drama and unreasonable expectations.I would just be very confident in your ARV and rehab estimates.

It isn't worth the extra hassle of trying to manage not only 3 tenants vs 1, but also some of the drama that is bound to come up among tenants in  the common areas.
