After listening to Michael Quarles on podcast 81 I realized the "fruit bowl" for equity was pretty much all I should really be mailing to.I mailed out to equity and got fewer leads and most wanted retail BUT they were all laser focused on sellers I could actually do deals with that had equity vs. other lists who may have a few who have equity, and a few who might actually be motivated (with no equity, underwater, waited to the last minute to sell).

From what I have read here and what I am starting to understand is that as your marketing budget increases (number of units mailed increases) the more one goes for the lower hanging fruit.

That said if you have a system of follow-up then building relationships with the non motivated callers will produce ripe fruit down the line.The issue with that is that most investors starting off need ripe fruit right out of the gate not 6 months later.Postcards are going to give off far less busy work and tend to have a better motivated caller.

This business is so competitive that you can’t just make one offer on a property, and have your eggs in that one basket that it gets accepted; you have to keep searching for more deals and continue placing offers on more properties, so if one gets rejected you still have 5+ properties that still have to get back to you if your offer is accepted.
