Until I receive better return contact, I will continue to look for deals the old fashioned way and will continue to report robo-dialers as SPAM to my provider and have their numbers blocked.

I still compensated my realtor in a fashion similar to what your are talking about so he wasn't completely completely cut out (I actually just did a personal check from me to him personally).  

I'll probably do tenant screening unless she actually wants to be hands on in that fashion.

The retirement funds can be used without taxes or penalties in this fashion, but the C-Corp will operate in the normal taxable realm.To invest in someone else's business, you could use a self-directed IRA. 

Also when someone shows up to see your place and see 3 other groups of people there that also want to see the same place you start to create a lil old fashioned term called “supply and demand” or Atleast the perception of it.

I'm also trying to find  some  wholesale deals to raise  capital the old fashioned way, but  so far I haven't  had any luck yet.
