Most appraisers are just going to use gross living area to determine value and don’t put a lot of weight into your finishes.

I think a good start is to figure out why real estate, and what you want to achieve with it specifically.A good financial planner is worth their weight in gold.

However, the risks have to be understood so that the profit potential can be accurately weighted against the risks.  

More of a concern for you would probably be the weight of concrete counters in the 2nd story units, as they really need to be at least 3 in thick to avoid cracking.Butcher blocks will scorch, stain and are pretty easy to scratch/gouge.  

We look for a history of behavior of the particular animal.You can probably pull a common theme from this and maybe make some sort of weight restriction.

I reject any dog on the 'dangerous dog' list, or over a certain weight.

And truth is it's far FAR more weighted on a person, the personality, vs any company organization or lack there of. 

The income of the borrower is given much less weight (if any) on the lending.

Question for you -- I'm guessing not all these questions are weighted equally.

@Ryant NelsonAs @Bernard Reisz mentioned, it's important to shop around and see who's the best fit for you - price is certainly important but synergy between you and your CPA (since you are essentially a team) and value the CPA can provide you with should hold more weight when evaluating options.
