This info would be helpful and would be great in learning rehab costs in an expensive market vs. other markets.Also, any recommendations on good information available regarding the costs of demo and building vs. costs of expensive rehabs in different markets?

It seems to me there is a huge upside here by selling off the homes that currently have people living in them, demoing the 10 or so that are completely trashed, renovating the others and selller financing them as well, and increasing the occupancy from its current 50%.  

Example when you have to spend a Sat. cleaning out the neighbors basement from a ton of dust that was created when we demo our rowhouse and giving them a bottle of wine as an apology. 

I'll try to post updates bi weekly; In the past week, the following has been done: --New roof installed just before closing--Light demo completed to reveal hardwood flooring throughout the home, gut kitchen, remove bathroom fixtures, remove trash throughout home and backyard.In the next two weeks we have new framing in kitchen to be done, start some electrical updates, get the half bath and basement back together (those are the easiest) then do drywall patch and painting and refinish floors. 

This is a document that normally a GC or even you may provide to your lender that states, "By this date, X amount of work will be completed, and these major items will be completed" Think, demo, rough-in, finishing, final touch up etc...
