I know some investors will send postcards on the first touch to make sure they are mailing to good addresses (assuming you are using first class mail) and then use letters for subsequent mailings.  

One trick you can use is give first month's free but charge a little more subsequent months.

To me, that is a great rate/term given it is not secured to anything. that is incredible i think folks should jump on this before they crater  LOL..

@Leah WoodsThere's always this "piling on" effect in the forums when subsequent commentators try to outdo the existing comments in support of or in opposition to an idea.

So in MO its pretty straight forward and maybe 1500 bucks to foreclose and that's what I had him do.. so it wiped out any potential juniors and he had clean title and subsequently sold the property like Many foreign investors who get suckered into the highest return deals.. he lost about 50% of his investment COC this was one of 4 I helped him out of ... all with the same results.

I then went through a subsequent chain of traumatic events, i.e., the real estate market tanking, family deaths & serious illnesses, culminating in my own cancer diagnosis in 2010 (not playing the sympathy card, just explaining my circumstances).
