I recently started an Airbnb out of a spare bedroom we have and I booked every available weekend for my first month!

So you need to make sure your base is very secure meaning the slab or if you are blocking them you have compacted material.

As a property manager with over 15 years in the business, my clients have run the range from "Let me call my buddy to just put duct tape on it" to "Spare no expense, I want my tenants happy at any price." 

Maybe you can find a 3BR townhome that needs some updating, you will be able to get more income (2 BR to rent rather than one) and be able to add value to the property by fixing it up in your spare time. 

Maybe get a roommate, Airbnb your home/ spare room, or sell some stuff from the attic/garage that you aren’t using anymore.How long until you can pay it back?

I have some spare time in the evening(after baths, books and bed) now that I am at home with our 4 kids.I stumbled onto Bigger Pockets when I was researching a REI "Guru" that wanted quite a bit of money for their knowledge...I just assumed a site like Bigger Pockets didn't exist...very happy to find out I was wrong.

I call it a hobby because I have a full time job and I do it in my spare time.

You should start writing letters in your spare time.

i've got the podcasts going, and will spend most of my spare time playing around the forums.
