Hi Aaron-I manage a few properties with HCVP tenants, and it can be a mixed bag, for sure.

The helper apparently was pissed at my maintenance guy about something and he unbolted the toilet and put approximately 2 bags down the drain directly.....we had to cut out a lot of drain line to fix that one.

The owners were left holding the bag on it.  

Maybe Sharon Vornholt has something in her bag of tricks.

When he got ready to load up his few bags of stuff he backed his SUV up to the front door across my beautiful lawn and left tire marks across it.

but to underwrite a loan then say Hey we will buy it.. that's not in a true lenders bag of approved tricks.

But workers with tool bags and boots will eat LVL in 6 months.

The reason why you buy right is incase this happens you're not left with the bag and you certainly don't want to let it foreclosure and affect the mortgagee adversely.

Appreciation sounds great, but try taking your "appreciation" to McDonalds and ordering a single bag of McDonaldland Cookies!

Really that is the bottom line for the bank is, "what is this property worth if we are left holding the bag".
