The reason is there are a TON of shady and unscrupulous people calling themselves "Wholesalers" and they either don't completely understand the process of wholesaling fully, they make false promises to sellers, they don't know how to accurately estimate rehab costs and ARV's, they don't close on deals, etc.

They try and create this false impression by dressing up their websites, changing their marketing spin, and collecting reviews of "US" and not really our properties because the reviews follow us and we are labeled as SuperHosts and Premier Partners.

These people are able to overcome fear, which Scott notes as “False Evidence Appearing Real.”

These are all completely false claims as my property manager has interviewed other neighbors as well as talked to the police who have never seen any evidence of ANY of the reported offenses.
