I do prefer the calendar feature in Airbnb...it's very easy to change rates, even just for a weekend, it's a simple click drag your mouse to select the days and make whatever change you want.I manually update whichever calendar the reservation did not come through...but not a big deal with just one rental.I'll continue to use both services for now.

I have seen this done, but you must absolutely have an attorney involved, where it is structured so that the QI has 30 year leasehold interest and rehabs the property as part of that interest and at the end of the rehab or the 180 days, whichever occurs first, the lease is assigned back to you as the property owner.Again, this is generally a no answer and I would say no as well.
