Given these circumstances, I developed a strategy: buying a villa and its rent daily for 4 years with an income of 48-60 percent and the subsequent sale with a profit on the purchase price of 30% (my 20% discount for buying at the construction stage + 10% increase in value over 4 years). 

Cover the security deposit too - $xxx has been paid for the security deposit and will be returned to Sam at the end of the subsequent lease.

You can find a balance of being below market rent, but not losing a large portion of money and subsequent value in the property.

Subsequently, you can transition to long-term financing with a cash-out option. 

But if they will be difficult, then it won't be worth it unless the deal is so good that you and the subsequent assignee are fine, sight unseen, which is rare.
