The kitchen area is a blank slate and needs to be built completely. 

This is my understanding of the advice given by Michael Blank on the podcast. 

I plan on adding value to the home over the next 6 months, staring with the roof (rent ready, though marginal) to give it more value (appraised at 58 2 years ago, 50 last year, area comps have homes ranging from 60 to 90 range) What made you interested in investing in this type of deal?

He and the mentors point blank told me that my 1031 money could not be used as a passive in any of their deals.  

Is there anyone out there willing to share a blank and/or actual sample T12 with me to have and use?

There's a lot more to it than filling in blanks, but it is actually pretty easy if you have the right steps to follow...and it starts using reverse engineering.
