Keep in mind that everyone has a different risk tolerance, different skillset (asset subclasses in real estate), different liquidity/net worth, and different medium and long term goals with their investments.So, simply listing the sponsors I like will likely be more meaningful to someone who's done at least a few deals as an LPs, knows the community, terminology, how to read a PPM, underwriting, etc.

Tax liens seem incredibly complex with rules and regulations and bidding etc and I can't see how an individual investor could really participate in any meaningful way (like trying to deploy $250K).

There are still ways to do it locally, but I think you need a ton of capital to scale them in a meaningful way (room rentals, air bnb, etc).Back to the timeline, my personal opinion is that it's not very realistic based on the amount of capital you have at hand.

The street hasn't been developed YET, but I'm wondering if putting a brand new home in the area would spark the development of renovations for the surrounding homes on the street.Based on his wanting price for 20K (not including the assignment fee), the high homes comps, and the cost of building a new home there, would this be a bad deal to get into?
