I have gotten to know a few neighborhood but have not been able to come to a confident conclusion. 

I'll only address the numbers part of it and with that, I'm not sure how you are coming to your conclusion.

I had researched the topic thoroughly in 2009 when I started investing in the US and came to the conclusion that an LLP provided the best combination of liability protection and lowest US tax rates for rental income...for Canadians.

There is none.My gut feeling is that I believe most attorneys will take a overly cautious approach and come to the conclusion in advising that until this policy becomes law with supposedly black and white descriptions, one must err on the side of caution and avoid future short sale flip transactions.

Just because you disagree with an appraiser's conclusion doesn't make one of you right and the other wrong.

The terms would be somewhere in the ballpark of "You give me $100k and I give you X% of your investment over the next X# of months - at the conclusion of the term I will pay back the principle on the note".

Same token until you know facts don’t jump to conclusions.
