If you have a client who you are "teaching and advising" in real estate matters,(since RE involves financial transactions) you'll be under the gun...guess this is for the gurus working on an individual basis.

Atlanta is not a bad BRRRR market, in fact, it can be one of the best markets for BRRRR deals since rent rates and housing prices have been steadily appreciating and are projected to continue.

And since rates are so high right now, and properties are so expensive, satisfying the "self-sufficiency" rule is next to impossible.
