It certainly could work financially but it must be like a drama a minute.  

Don't let them suck you into their drama.  

They have to see that these buyers have the potential to be good tenants who will pay on time and not cause drama.

I am a total novice in this game, so I need to hear some harsh realities. 

@Ned CareyHow do you deal with drama when the tenant claims that the check is in the mail, but you don't see it yet?

btw: I re-read what I wrote and it seems to have a harsh tone.  

They deal with hundreds of 18 year old kids and all their drama all day, they just kick the can down the road until they get to a real command.I'm prior military and don't excuse his actions, but maybe it will help you let this one go.
