When I take over a building that is underrented I usually tell the tenant(s) something along the lines that market rent for the unit is $X and I'd be happy to let you stay for something close to that (usually about 90-95% of $X), but if that doesn't work I understand I'll need to find a new tenant and will do my best to accommodate your move schedule.

We market to friends, charities, media (including USA Today and TV), social media, etc to find customers that aren't going to be looking for the cheapest accommodations but know, like and trust us so they stay in our properties.
