If you hear a lot of complaining about a previous landlord, that should prompt further investigation. 

If an owner leaves you a message or emails you with a question, respond promptly (preferably within 24 hours).

I only prefer softwares for payments that have built in prompts for payment confirmation for both parties along with a document that can be used as an invoice, along with adding ledgers, etc.

Find local and experienced and trustworthy Team members that are willing to help you and return your phone calls promptly.

Yes the virus has prompted people do a lot more shopping (groceries mainly), but a lot are scared of losing their homes because they can't make the mortgage because they've been laid off.

I get the feeling that its inevitable that I would be fielding phone calls and emails throughout the day and could hold up the project without prompt attention and response.
