For TV, maybe you provide a coaxial cable from each unit to some central location at the development... if the tenant wants cable TV, that cable gets plugged into the cable TV company's plant; if they don't, maybe that cable gets plugged into a plain old TV antenna on the roof of the office.

We also have a lot of industry coming in to the area (Google Rome NY, Cree, microchip plant, or new Utica hospital to get a feel).

Intel has announced a giant plant coming online about 30 mins from downtown as someone else here noted.

You never want to give away equity, but if it's the only option on the table and you are desperate for capital, you may wish to bite the bullet and plant the seeds of a new professional relationship by trading equity.

Some assets are more liquid (cash, cash equivalents), some assets are illiquid (property, plant and equipment), some produce cash flow (a house), and some decline in value over time (your car).
