@Scott MacI suspect one tenant has a bad attitude about the property manager and has them all concerned their rent is going to get raised.

It sounds like you have the background and the attitude to be really successful.

There is a greater commitment to learning when you physically have to go to a class than sit in your undershorts on your computer, it will make a difference in your attitude toward learning and the benefit you will gain for the additional efforts made.Ask any real teacher and I'm sure they will agree that classroom instruction will be much better than internet instruction.
