Any insight on Royal Oak?

I plan on calling some Canadian banks that have branches in the US (RBC, TD) and speaking with them but I'm seeing that they may require a higher down payment (75% LTV) and we're only really prepared to put down 5-10%.What do you think?

I do a lot of stuff in Front Royal.  

It's not in Canadian terminology -- or not in the East, at any rate.But working with a mortgage broker, because they're independent of any one institution, they will help get what's best for you.  

I work with a network of partners and no deal is too big or too small.I prefer to stay in the Oakland County area (Birmingham, Bloomfield, Royal Oak, Berkley, Ferndale...), but will also look in certain parts of Macomb and Wayne.  

Not sure about Canadian taxes, though.

Why do so many Canadian investors purchase int he states?

This give me permission to have it listed on the MLS where a majority of the buyers are even cash investors, canadian buyers(seems to be increasing as of late) and your normal retail buyer.
