Birmingham or Berkley, Michigan

Hey BiggerPockets!

I am definitely a newbie, currently have a vacation rental and am turning current house into a rental. I am military and am looking to relocate to either Birmingham or Berkley, Michigan area. This next house will be purchased purely from the perspective that within one year, it will be turned into a rental property. I was wondering if there is anyone out there in these two markets that might be able to enlighten me about the real estate market, rental market, type of house that does well for rental (thinking 3-2), things to watch out for and any potential deals? Unfortunately, like many military members, I have a very tight deadline and am looking to move on something prior to interest rates potentially changing for the worse. This house would be purchased through a VA loan.
