The kitchen is out dated and has original cabinets and countertops (both wooden in color).

And if you think replacing the granite makes sense, then go for that.I, personally, think that stainless steel is not only already outdated, but it's a pain to clean.  

It took four months to get them out, partly because we issued a notice with outdated wording we downloaded free off the internet, and we spent a month trying to "bribe" them out with cash for keys (BTW, please don't take short cuts by using outdated or inappropriate legal documents for your rental business to save money).

I have relied on your notice and have rented the unit to a new tenant, who will move in after your move-out date of July 31, 2016.  

I can provide photos to prove this.I have continued to pay rent since __________________(date), my move-out date, but you have not found another tenant, and have expected me to continue to pay rent.  

They're all on month-to-month and their rental agreement is somewhat outdated.  

@Matt Mabry unless it is extremely outdated and/or in poor condition then I wouldn't do anything drastic.

SFHs are going for 200k as the cheapest SFH (and it would be outdated), but most SFHs (3/2 homes) are going for 250k-350k around here.

It seems that number I gave you for Mike is out dated.

The one that was there before was outdated and super low to the ground.
