I'm not super fluent in HOA legal docs but for condos, you'll need to file an offering plan with the NY State Attorney General which is, in my experience, is a super involved process that, i suspect, will cost a good bit for your lawyer to create than HOA docs.

The market has softened and Appraisers know it and most values are coming in 20% - 25% lower than the investor was using in their numbers.This is one of those nightmare situations that keeps the faint of heart away from investing and why projects cost a whole of a lot more than just the down payment.One thing I do to offset this risk for my clients is to have a 100 - 120 day close to close project.

In Metro Atlanta, a 40-55% expense ratio (Operating_Expenses / Gross_Income) is pretty normal.That said, if you're self-managing these rentals, you should remember to add back in that cost as well.
