A distressed duplex will often require $20k to 30k per unit for a full rehab (plumbing, electric, kitchens, bathrooms, floording, doors, trim, drywall/plaster, paint, HAVC, water heater, new kitchen appliances etc etc - it adds up quickly), plus exterior (check roof, siding, windows, garage, driveway, fence, trees, landscaping..) which can easily be another 20-30k.

For trim we use "perl" as it has less sheen then semi-gloss, but seems to protect and clean-up as well.

We invested about $80,000 in a complete renovation with included the following: painted top to bottom, all new flooring, new counter tops, sanded and repainted kitchen cabinets, added more cabinets in kitchen, new split unit HVAC, tankless water heater, all new furniture, new trim and blinds.
