I agree with Corey - allowing a tenant to bring their own report, to me, is no better than not having a report at all.The good tenants will bring their real report.The bad tenants will alter their report and it will look good.You'll be left hoping you happen to find a good tenant.

It seems those surveys are typically focused on larger multifamily properties (naturally - I can't imagine the garbage data you would get trying to put that info together for every 4-flat that sells).So I'm wondering how you think those cap rates translate to smaller properties.

How does that translate in to any meaningful information to make an investment decision on?

You can translate that Cap over to the duplex as well.

Also being on time to all meetings, in the contractor world that translates usually to within 10 mins.
