@Shiloh Lundahl Its possible if he's going to be doing business activities (like wholesaling or being an active agent, as I said in my post) but if he's looking for an investment vehicle to double or triple in one year, I think thats a stretch and more risk than its worth.

Hi BP Community,I'm looking for a good area to buy and hold SFR properties, here's my criteria:The area is growing: jobs are being created within the region, people are moving in, multiple employers in the area;Landlord Friendly: so far, my research points me to these four states: TX, FL, AZ and IN, I'm happy to learn more;Good cash flow: the net cash flow, after deducting all expenses and costs should be at least a couple hundred dollars positive per month if not more, this number could be moved around depending on the location;Appreciation: I know this can hardly be achieved along with good cash flow, but a stretch for it is ideal!
