Looking for a place to buy and hold SFRs!

Hi BP Community,

I'm looking for a good area to buy and hold SFR properties, here's my criteria:

  • The area is growing: jobs are being created within the region, people are moving in, multiple employers in the area;
  • Landlord Friendly: so far, my research points me to these four states: TX, FL, AZ and IN, I'm happy to learn more;
  • Good cash flow: the net cash flow, after deducting all expenses and costs should be at least a couple hundred dollars positive per month if not more, this number could be moved around depending on the location;
  • Appreciation: I know this can hardly be achieved along with good cash flow, but a stretch for it is ideal!

Looking for references, esp. fellow buy and hold landlords to DM me please!
