I'm hoping to retrofit ours with Lithonia LED 2x4 LED panels that fit in our ceiling grid and can be programmed to the solar tables (time of year) so the light changes brightness and color temp throughout the day to mimic circadian rythmns -- can't wait till I install those.

If you are building over 800 square feet, you have impact fees (if in LA), solar panels, plus the normal permits, architectural, engineering, etc.
