The X-Ray gun some companies use sounds interesting because they don't have to destroy anything and they can mark exactly which panels are bad.

The building took just over year to complete as we permitted all aspects of the building and opened in the Spring of 2023 after waiting for the custom electrical panels to arrive from overseas.

I'm hoping to retrofit ours with Lithonia LED 2x4 LED panels that fit in our ceiling grid and can be programmed to the solar tables (time of year) so the light changes brightness and color temp throughout the day to mimic circadian rythmns -- can't wait till I install those.   

I'm going to reach out to the Power company who has an easement going the corner of this property to see if they would like to lease it for solar panels.  

-Separate Electric Panel: Regulations require a separate electric meter for each ADU.

If you are building over 800 square feet, you have impact fees (if in LA), solar panels, plus the normal permits, architectural, engineering, etc.

The dry-in time on panel built homes is awesome.

We also added $36,000 in solar panels that we own, so that raises the value too.I'm about to put it on Zillow's "Make Me Move" section at $625,000 to see what happens. 

I am currently renting my first property for $1100, I bought it with 5% Conventional down, $133,000 at 4.5% interest rate and my mortgage payment is $900 with solar panel lease payment of $140.
