. :)PS, if you really do have a cash buyer, call the agent and explain, they might let you in, honesty is the best policy, but I'll bet they say no, probably tell you you're acting illegally as an agent, depends how well you know what you're doing and your ability to explain......but I wouldn't even call them.

To be honest, I might do a deal with the seller depending on if 1) what kind of contract the seller had with the installment sub2 buyer, and 2) if I could locate the sub2 buyer and work something out.
