Purchase price: $395,000 Cash invested: $40,000 Contributors: James Dainard I purchased this right as the Short-Term-Rental market had a big reset.AirBnb cancelled all of their bookings due to the pandemic and the previous owners decided to get rid of this unit.I took it down on an owner-occupied loan then converted it into an STR once I hit that 1yr mark.The unit is only on AirBnb for now.The manager handles all of the bookings, inquiries, cleaners and check-in/check-outs and will be eventually starting his own website for repeat bookings to decrease the amount paid to AirBnb year after year.The building (Belltown Court) is one of very few in Seattle that allows STR's and requires that all guests be given a tour of the building as well as a rundown of the rules.This investment is entirely passive thanks to my manager, at this point I'm racing to 20% equity to get PMI taken off and increase the cashflow.

Dealing with guests, neighbors, police, the city, the county, VRBO, AirBNB, cleaners, handy people...the list is almost endless and they will be much tougher on you than we are.

Hearing that, I feel that if it is cleaner to just have the deed assigned to the trust from the get go (as long as mortgage/lender process has no issues), I would prefer that.

The metal building insulation is a lot cleaner look then the spray foam. 

It's cheaper than the cleaners fee.

Hi does anyone have recommendations for an STR cleaner in Charlotte NC.

I recommend having multiple handymen, plumbers, cleaners, etc. on your vendor list that you can call if an urgent issue arises.  

I also offered to possibly link them with our cleaner who has been handling turnovers at the property for years now.

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the cost.Hire good cleaners, a solid handyman & befriend some helpful neighbors.

I am sure you could assemble a team of cleaners, managers etc that would be more economical, but in my area of Banner Elk, Blue Ridge seems to be the goto choice.
