Utah is ground zero for back end fullfillment companies.. so this is not new or shocking to many of us in the KNOW.Just another guru selling rehash information promising the moon and drowning their clients in futures.Sorry this happened to you.. however the systemic problem I see is that folks for some reason think they can buy their way into the real estate business.. which simply can't happen.. and it really depends on your market if your trying to do this in CA.. then thats a tough one right there.. and the markets have shifted dramatically in the last 36 months so there just is not the amount of distressed inventory out there or low hanging fruit like there was 8 to 10 years ago.as stated above just let the public know on social media.

1. wood floors or wood "type" floors(aka Laminate, LVP,)2. new nicer fixtures(not the most cheapest basic ones, but, not over the top) and new switch and outlet plate covers3. clean fresh paint....behr swiss coffee, from home depot factory mixed so, very consistent between batches, and that makes doing spot touch ups and blend ins between tenants, very easy4.
