The lease doesn't specify anything about bug treatment or whose responsibility it is to treat for them.

Between the inspection ($595), encapsulation paint and cleaning ($1,900), air duct vapor treatment ($700), and another inspection to receive certification ($250), I'm wondering if all of this was necessary. 

We use a shockwave treatment to penetrate the surface and kill itball.

For example, if this property was next door to a brand new sewage treatment plant, the smell alone might make the property unrentable.

If you're not breaking up fights, buying beds every other month, getting bedbug treatments every other week, etc., then it may not be so bad.

@John O'Sullivan, TIC refers to both a way of owning real estate (tenants in common) and a specific passive fractional ownership syndicated product that is set up so it looks acts and feels like a LP but qualifies for 1031 treatment.

There are multiple considerations, asset protection and tax treatment.

As an example, in one duplex unit, I got a $70 rent increase and a two year lease commitment in exchange for adding a chain link fence 25x30 which only cost $850 to have installed, you have tax treatment options for depreciation or expense on it,  and it should last a long time.  

@Brandon Hall did a fantastic job of explaining the issues with cost basis of LLPs, and is right on target that the sale of partnership interests are specifically excluded from 1031 Exchange treatment.
