You stayed there were 3 kids, so was there also another adult?

Units will be so assigned that:Children age four and under will not be allotted an additional bedroom with any other child or a parent, regardless of age or sex;Two children between the ages of five and seventeen of the same sex will not be allotted an additional bedroom;Two children between the ages of five and seventeen of the opposite sex will be allotted an additional bedroom, although they may share a bedroom at the request of the household.Adults (over age eighteen) of the same sex will not be allotted an additional bedroom;Adults (over age eighteen) of opposite sexes who are spouses or co-heads will not be allotted an additional bedroom;Adults (over age eighteen) of opposite sexes who are not spouses or co-heads of household will be allotted an additional bedroom although they may share a bedroom at the request of the household.A single head of household parent will be allotted an additional bedroom for with his/her child over age four, although they may share a bedroom at the request of the household.Exceptions to the largest permissible apartment size may be made in case of an approved reasonable accommodations for a person with disabilities.An unborn child will be counted as a person in determining apartment size.

The 'hoarders' specifically were allotted 3 cats and two adults, and simply are now breaking the agreement.  

An individual, two or more persons related by blood or marriage, a group of two or more disabled residents protected under the Federal Fair Housing Amendment Act of 1988, adult family homes as defined under Washington State law, or a group living arrangement where six or fewer residents receive supportive services such as counseling, foster care, or medical supervision at the dwelling unit by resident or non-resident staff.

We are also currently working on writing our first lease agreement, our question is if we include all of the tenant's children/relatives etc... age 18 and older that will be living in the home on the lease and if the mother or father leaves, moves out, etc... will all of the remaining adults on the lease be fully and legally responsible to fulfill the remaining months on the lease? 

What about if its 2 adults and a 5 year old?

As far as health care I have had private insurance for my entire adult life since I've never had it through a job it is fairly expensive sadly but depending on your income you may qualify for subsidies that will help out some. 

The owners supplemented us at the closing for the discounted rent.I would like to raise their rent to 980 because I feel like 1 full time adult, three part time children, and another dog (two black labs in a 1200 sq. foot apt) will definitely add to the wear and tear.

Every person, including children living in the house is to be listed on the lease at lease signing, every adult is to be listed as a lessee, the more people on the lease the more people we can go after for rent/damages if it gets to this point.

I don't necessarily think it's the adults that are rude, it's the lack of adults.
