Then I’d invest 20-25% in down payment funds towards commercial multi-family  (To access $700k in leverage)- Doing this w/ the intention of generating enough cash flows to cover my living expenses)...with the difference, I’d put it in a money market fund and continue to research ways to invest it prudently while watching the market closet for buying opportunities.

You might be capitalizing that portable saw that you probably should consider just taking as an expense anyway. 

The ducts going to the second floor are taking up space in closets on the first and second floor.

We played with moving the w/d to the front closet, but it was going to potentially interfere with the fridge.
