Net seems to mean after taxes and realtor commission have been paid, presumably by the buyer, that they must then net the appropriate amount.

Good luck, I've heard there are some bills moving through the state legislature to actually increase taxes on business in California since presumably they all have more money from the Federal level cuts.Nothing like living in a totalitarian tax confiscatory state, great way to promote business, innovation and growth.

It changes the math SLIGHTLY but not enough to make much of a difference.You're paying for repairs out of pocket but that money it still part of the investment.95 + 25 + 15 = $135k and over the $128k you'd get from a 80% refi on a presumed $160k ARVIf you want to eat the 15k you're looking at 95 + 25 = $120k and that $8k might not last after costs, fees, etc on a presumed $160k ARV.

But I thought for sure a sanitation worker would have no such issues.I figure these guys are a better source of vacant and ugly houses than anyone because they presumably cover more ground than letter carriers (visiting a neighborhood once or twice a week instead of six times, ergo more neighborhoods per week?).

@Ricky A. outlines some EXCELLENT considerations--I'd definitely suggest reading his post carefully...I don't think you mentioned this, but if you are both beginner investors and/or beginner STR operators, then you'll want to be pretty conservative, because learning to invest in real estate, manage a property, and run a STR operation are all pretty big challenges when you're operating on your own, and they presumably become significantly more challenging when there are two parties involved.
