A recession doesn't guarantee real estate price drops...see the chart I posted, it contains actual facts...This guy is going to get creamed flipping houses if we are near the peak, it's risky AF.

Taking into consideration I put 10% to 20% down initially, mortgages paid down considerably, I made back 20 to 30 times the initial investment.So, in answer to your question, I make my killing on appreciation, and the monthly cash low is just icing on the cake.

This same department has cited us for $250 lawn care for an abandoned property next door to another rental we own & again we go in to explain it with a survey & again we have to go to housing court clerk to straighten it out.In another town we have been inspected & cited mid-winter for gutters damaged by ice yet the home across the road has had a torn tarp with multiple (torn shredded) layers on its roof for 5 years.

I wouldn't buy to speculate and hope, but rather see that as an additional icing on the cake on a property that's cash flowing nicely already.
