What I've seen is that folks who change horses generally do worse than those who stay the course (in either direction).

@Greggory Kowalkowski I had this same exact scenario in one of my units...property is from 1880.We did the old fashioned method in 75% of the unit which was spraying chemicals and scraping down to the horse hair plaster.

Global events can happen at any moment, so instead of trying to predict when a crash will happen, expect it tomorrow and build your business to withstand it. if your buying rental assets then the only crash or risk to crash in my mind is eroding of rent prices.. because of competition.. and those that are at max leverage lose their cash flow and maybe go negative.. but for those buying if the numbers work today and rents stay even .. and you run them right .. no reason not to keep adding horses to the stable..

It'll get you sued.Here's what I found on service animals in MA:Effective March 15, 2011, only a dog can be a service animal. (28 CFR 36.104) An animal of any species can be an emotional support animal, as mentioned in the Massachusetts Attorney General’s webpage on Service Animals: “Other laws, including fair housing and employment discrimination laws, allow animals other than dogs and miniature horses and animals that do not have training, such as “emotional support animals” if it is a reasonable accommodation for a disability.”So in this crazy state, only a dog can be a service animal - but you can have a Bengal tiger as an "emotional support animal", and if the tenant claims that it is a "reasonable accommodation", the landlord cannot restrict it.Welcome to Massachusetts.

There are a number of local suppliers who inflate their prices and give discounts to contractors, but in the end this is a mental trojan horse game.I think over the long haul using Lowes or HD's "pro" programs coupled with discounts from their CCs or gift cards (from a site like Raise or CardCash) will lead to the lowest costs for a given project comparing apples to apples.
