To do that figure the payment on a FI calculator and enter that as your payment, take the loan amount and subtract all costs in getting the loan and enter that as the PV, enter the loan term as N and then solve for I the interest.

Or if a property is in a hot area and would shoot up in value I would accept less cash flow for a gain equity that I could cash out either by a re-fi or selling it.Hope that helps.

If you got a 2.3% interest rate, and the housing market is kind of flat, don't cash out re-fi. 65% equity is great, keep it, and let it grow some at that 2.3%.
