The actual title report will likely show the actual easements, or mention them as being "non-plottable" which can often be the case with some easements like an electric company that has poles running across the property where the description is "3' on either side of the pole".If it still doesn't show up on title, that is not unheard of either.

Although some of the prices out in Dixon and Sterling looked enticing, I wrote out what it would cost in fuel and travel time to those areas and determined I could take those savings and spend a bit more on a property that is a 45 minutes closer.

I think the relative costs of competing heating fuel sources is the larger factor than the distance north.

There are criminals waiting to pounce (at least in my area)- Make sure the signs are posted the right side up before zipping them to the pole- My 48" zip ties are not long enough for the thickest wood poles, but they work for most everything else- Bring clippers next time to clip off the excess part of the ties.- I couldn't read some of my signs across the very wide streets (about 30-40 feet away).

@Dave Poles  I wouldn't recommend actively seeking downpayment money - in my opinion - because (1) most conventional lenders won't allow the downpayment to be borrowed, (2) it would be a 2nd lien position which is much more risky.I used a little private money when starting out, and has success stating: "here's a place for $100k and you would get 1st lien position, it needs $40k in rehab which I am contributing, when fixed up it should be worth $225k based off these comps."
