former meth house

first eveniing on this site....not new to RE investing. I have come across something for the first time...former meth house that has an ADEQ (clearance letter from the state) price is right....just needs normal rehab..kithen bath updates...paint flooring etc. All meth clean up concluded. Need opinions if you would buy and flip??? any replies are fine
